Poured Concrete Foundation Walls in Metro Atlanta

JJC Concrete forms and pours concrete foundation walls for builders and general contractors in metro Atlanta. Every wall goes up in aluminum forms that leave a smooth face, and lasers are on hand for setting elevations. The family owned Marietta crew has been pouring walls since 2010. Send your foundation plans to request a bid.

What a Poured Foundation Wall Does

A foundation wall carries the weight of the house down to the footing and holds back the soil on the outside. Poured in place, the wall is one continuous piece of concrete from the top of the footing to the sill plate, with no mortar joints running through it.

JJC Concrete pours foundation walls for builders and general contractors on new homes. The work covers full height walls under a basement and shorter perimeter walls under a crawl space.

Because the wall is formed and poured on site, its thickness, height and layout come straight from the plans for that house. A change in the plan set changes the forms, not the method.

Poured Walls Compared With Block

Builders still weigh poured concrete against concrete block for foundations. Trade writing in the Journal of Light Construction notes that the porosity of block makes waterproofing a full foundation more difficult, and that block has limited lateral strength unless it is fully grouted with rebar.

The residential code treats the two differently at the dampproofing stage as well. Section R406 of the International Residential Code calls for block walls to be parged with Portland cement before dampproofing, while poured concrete walls skip that parging step.

Aluminum Forms and a Smooth Wall Face

The crew uses only metal forms. Aluminum panels lock together into a rigid mold, and when they come off, the wall has a smooth, even face with clean corners.

That finish shows up wherever the foundation stays visible: a garage stem wall, an exposed elevation on a sloping lot, or the inside of an unfinished lower level. It also gives the next trades a flat surface to work against.

Industry writing on aluminum forming systems describes panels that strip easily and take less hardware and labor than wood forms. Because the same panels return to the next job, the wall face stays consistent from one foundation to the next.

Tall Walls and Sloping Lots

JJC Concrete has poured walls over 20 feet tall, and the tallest to date reached 24 feet. As the Journal of Light Construction puts it, extra height on a poured wall means taller forms and more material, where block gets more labor intensive the higher it goes.

Metro Atlanta sits in the Georgia Piedmont, which the New Georgia Encyclopedia describes as low hills and narrow valleys. On a lot that falls away, the plans set how the wall heights change around the house, and lasers are the tool for reading those elevations on site.

Openings, Embeds and Plan Details

A foundation wall is more than a straight run of concrete. Plans can show window and door openings, beam pockets, steps in the wall height, and anchor bolts along the top for the sill plate.

The clearer those details are on the plans you send, the closer the bid can match the actual wall. If the plans are still being revised, say so in your request and send the current set, marked with the pieces that are likely to change before the pour.

Dampproofing and Waterproofing Come After the Pour

Pouring the wall and sealing it are separate scopes of work. Under IRC Section R406, foundation walls that retain earth and enclose space below grade get dampproofing on the outside, and waterproofing is called for where a high water table or other severe soil water conditions are known.

When you request a bid, note who is handling the exterior coating and drainage on your job, so the wall schedule and the waterproofing schedule line up on your end.

Foundation Walls Across Metro Atlanta

UGA Extension notes that Georgia's red clay holds too much water in a rainy winter and turns rock hard in summer. Describe the lot in your request: whether it is cleared and dug, how it is graded, where a truck can reach the footprint, and who is handling backfill and drainage around the new walls.

JJC Concrete pours foundation walls from its Marietta base across the metro area, including Smyrna, Powder Springs, Woodstock and Villa Rica. For the lower level of a house, see basement walls, and for what sits underneath, see footings. The full list of wall work is on the commercial overview.

How a Foundation Wall Job Goes From Plans to Strip

  1. 1

    Send plans for a bid

The plans, the site location and your timeline window give the starting point. Height, length, access and site conditions shape the bid.

  2. 2

    Site and elevations

With the footprint dug to the plans, lasers set the elevations taken from the plans.

  3. 3

    Pour the footings

Footings go in at the widths, depths and elevations shown on the plans.

  4. 4

    Set forms and pour

Aluminum forms are stood on the footings, braced, checked against the plans and filled with concrete.

  5. 5

    Strip the forms

After the concrete has set up enough to stand, the forms are stripped and the smooth walls are ready for dampproofing and backfill by the scheduled trades.

Frequently Asked Questions

What do you need from me to bid a foundation?

Send the foundation plan or full plan set with wall heights and lengths, the site address or lot, and the window when you want the walls poured. Add anything you know about access, slope or soil, including an engineer's report if the job has one. If the plans are still in revision, send the current set.

How much does a poured foundation wall cost?

It depends on height, length, access and the site. A short crawl space wall on a flat lot and a tall wall on a slope are very different jobs. Send plans for a bid and JJC Concrete can price the foundation your project actually calls for.

Why pour foundation walls instead of using block?

Poured walls go up as one continuous piece with no mortar joints. Trade sources note that block is more porous and has limited lateral strength unless fully grouted with rebar. Under the residential code, block also needs parging before dampproofing, a step poured walls skip, which is one less coat to schedule.

How tall are the walls you have poured?

JJC Concrete has poured walls over 20 feet tall, and the tallest so far reached 24 feet. Those figures describe past jobs. Send the plans for your foundation and the height your design calls for, and the bid will reflect that specific wall.

Do you waterproof foundation walls?

Dampproofing and waterproofing are separate scopes from forming and pouring the wall. Ask about exterior coating when you request a bid, and note who is handling it on your job. The residential code sets when a wall needs dampproofing and when it needs full waterproofing.

Is JJC Concrete licensed and insured?

Yes. The company is licensed and insured, family owned, based in Marietta, and has poured concrete walls since 2010. Spanish service is available as well for builders, superintendents and crews who prefer to go over plans and bids in Spanish. Hablamos español.
