Building in a Growing Kennesaw
The city's own history page tracks steady growth, listing 21,675 residents in 2000, 29,783 in 2010 and 33,036 in 2020, and the Census Bureau's mid 2025 estimate of 37,970 is 14.3 percent above the 2020 base. Between 2000 and 2020 alone, the count rose by 11,361 people.
A house built on a basement or crawl space stands on footings and poured walls, and the lot around it takes a driveway, a walk to the door and sometimes a patio out back. Census figures put Kennesaw's owner occupied housing rate at 64.6 percent for 2020 to 2024.
Foundations for builders and flatwork for owners improving the homes they already have are both work JJC Concrete does. Our main business is poured walls for builders, and we want more homeowner flatwork as well.
How Kennesaw Handles Driveway Permits
Kennesaw publishes a Driveway Addition Application through its Community Development Building Services Department, tied to section 6.07.09 of the city's Unified Development Code. The form asks for a scaled drawing of the site showing dimensions, the proposed project and silt fence installation, plus proof of ownership and HOA approval where one applies.
The form states that the Director of Public Works will review the request and conduct a site visit. It also warns that if construction begins before that approval, the owner may be required to return the parcel to its original condition.
Building Services handles permitting and inspections under the Georgia State Minimum Standard Codes, and the city lists a Land Disturbance Project Packet and a Utility Encroachment Permit Request among its construction forms. Permit requirements come from the city, so ask about permits for your job when you call and check with Building Services if you are unsure.

Kennesaw Mountain, Bedrock and Red Clay
Big Kennesaw Mountain rises 1,808 feet above sea level, and the National Park Service calls it a monadnock, an isolated peak standing alone in Cobb County. The park's geology summary places it in the Piedmont physiographic province, on bedrock that includes Ropes Creek Metabasalt and Stonewall Gneiss.
Across the wider Piedmont, USDA's Cecil soil series describes red clay subsoil on Piedmont ridges and side slopes, well drained, with slopes up to 25 percent. The 1973 Soil Survey of Cobb County mapped Madison and Pacolet soils on 10 to 15 percent slopes at the Dallas Highway and Barrett Parkway intersection.
On rolling ground, a lot that falls away from the street can put the lower level partly below grade on one side and at grade on the other, and the poured walls have to be formed for both conditions. The New Georgia Encyclopedia explains that the red clay, a weathered rock called saprolite, erodes easily once trees and plants are cleared. The city's driveway form asks applicants to show silt fence installation, and on any cleared Kennesaw lot, grading and runoff deserve a plan before a slab or wall is poured.
Basement and Foundation Walls for Kennesaw Builders
Builders and general contractors across metro Atlanta bring JJC Concrete their basement walls, poured foundation walls, crawl space foundations, footings, subwalls and retaining walls. We form with aluminum forms only, and the metal gives the walls a smooth finish. We have poured walls as tall as 24 feet, and our equipment includes lasers, excavators and bobcats. Builders can request a bid and send plans for each Kennesaw lot.
What to include with a Kennesaw bid request
Plans, the lot address, wall heights for each side of the foundation and whether the job is a full basement, a crawl space or a slab on footings. If the plans call for engineered retaining walls or subwalls, include those details so the whole foundation package is priced together.

Homeowner Flatwork From Driveway to Back Steps
A driveway addition, a wider parking pad or a patio off the back door are all residential jobs we pour in Kennesaw. The full homeowner list includes:
- New driveways and driveway additions, including tear out and haul off of old concrete
- Concrete patios for outdoor living space
- Garage floors and slabs for garages, workshops and equipment pads
- Sidewalks and walkways
- Steps and stoops at porches and back doors
- Removal and replacement of damaged sections
A note on walks and trails
The city's greenway trail system uses surfaces ranging from concrete sidewalks to crushed stone, mulch and bare earth. At home, a poured walkway gives a firm, even path across the yard in wet weather.
Big Shanty, the Railroad and Kennesaw's Neighbors
Kennesaw grew up along the Western and Atlantic Railroad, where workers' shanties gave the area the name Big Shanty Grade, and the city was incorporated on September 21, 1887. The Southern Museum of Civil War and Locomotive History now houses The General, the locomotive at the center of the 1862 Great Locomotive Chase.
City parks such as Swift-Cantrell Park, Adams Park and Depot Park serve residents, and Cobb Parkway runs through town with Interstate 75 just outside the city limits. Kennesaw borders Acworth, and it also neighbors Marietta, so jobs across either line are covered on those pages.

Frequently Asked Questions
How much will my Kennesaw concrete project cost?
Each project is priced on its own details: square footage or wall height, slope, access and any removal involved. That is why homeowners get an estimate and builders get a bid for their own job. Tell us about your Kennesaw job and what you want poured.
Can you pour walls for a new home in Kennesaw?
Yes. Poured walls are our main work, including basement walls, foundation walls, crawl space foundations, subwalls and retaining walls. We use aluminum forms that give a smooth finish and have poured walls as tall as 24 feet. Builders and GCs can request a bid with plans.
Is your company insured?
Yes, our company is licensed and insured. JJC Concrete is family owned, with family members, including the owner's sons, on the crew. Kennesaw homeowners and builders with questions about insurance can raise them when they request an estimate or bid.
Do I need a permit to add a driveway in Kennesaw?
The City of Kennesaw has a Driveway Addition Application that goes to the Director of Public Works for review and a site visit. Permit rules are set by the city, not by us, so ask about permits for your driveway when you call and confirm with Building Services.
Do you work in Kennesaw and the rest of Cobb County?
Yes. Kennesaw is one of our service cities, along with Marietta, Acworth, Smyrna, Powder Springs, Austell, Mableton and the East Cobb area. Our work is mostly in metro Atlanta, and we have pages for several more towns outside Cobb County, from Woodstock and Dallas to Douglasville and McDonough. Ask about your address.
¿Hablan español?
Sí. Hablamos español, and Spanish service is available for Kennesaw homeowners, builders and their crews. You can talk through a driveway, patio or wall job in Spanish or English, whichever is easier for everyone on the project. We keep office hours Monday to Friday, 8 AM to 6 PM.
